The newer side of town, places like Tollgate Village, Bridgemore, and Canterbury, went up during the growth wave that also filled Spring Hill. Those homes came with builder-grade equipment picked on price, and a lot of it is now 10 to 15 years old. The failures are predictable: weak capacitors, sticking contactors, clogged condensate lines, evaporator coils that were never cleaned, and second floors that never keep up in August because the return duct is undersized.
The older side, the homes on acreage along Critz Lane, Clayton Arnold, and the Thompson's Station Road corridor, is a different animal. Many are outside the natural gas lines, so they run propane furnaces or dual-fuel heat pumps that were staged badly at install and burn expensive propane when the heat pump should still be carrying the load. Others have additions and bonus rooms tied into a system that was never resized for them. What a real diagnostic looks like
